The Basics

Pump on schedule. When the sludge layer reaches the outlet, solids carry into the leach field and clog the soil. Given California replacement costs, this is the highest-return maintenance anywhere.

Manage water use. Every gallon passes through the system. A running toilet can add hundreds of gallons a day.

Keep things out of the tank. Wipes labeled flushable are not. Grease accumulates. Harsh chemicals in volume disrupt the bacterial activity the tank depends on.

Protecting the Leach Field

Nothing drives or parks on it. Compaction destroys the soil structure the system depends on.

Direct runoff away. Roof, gutter and driveway drainage reaching the field adds load it was never sized for — and in a California winter that load arrives all at once.

Grass, not trees. Roots find distribution lines. Worth noting that drought-stressed trees send roots further looking for water, so this matters more here than in wetter states.

Wildfire

A California-specific concern that most septic guidance doesn’t address.

Before a fire season: know where your components are and keep the area around risers and lids clear of heavy fuel.

After a burn-over: have the system inspected rather than assuming it’s fine. Heat can damage risers, lids, and shallow piping. Plastic components are vulnerable.

Post-fire erosion is the underrated risk. Vegetation loss changes how water moves across a slope, and a leach field that drained properly before a fire can end up receiving concentrated runoff afterward. Worth walking the site after the first significant rain.

This isn’t only a septic concern. Drought

Lower water use is generally good for a septic system. Two caveats.

Very low flow over a long period can affect the bacterial activity in the tank. Not a reason to use more water, but a reason not to assume all is well simply because usage dropped.

Soil movement. Extended dry periods cause some California soils to shrink and crack, which can stress pipe joints and connections. New slow drains after a long dry spell are worth investigating rather than dismissing.

Winter Saturation

California’s rain arrives concentrated. When soil is fully saturated the leach field temporarily can’t accept effluent — that’s physics, not failure.

Reduce water use during and after a major storm. It’s unglamorous advice and it’s what prevents a backup.

Don’t pump while the ground is saturated. An empty tank in waterlogged soil can float or shift, which is a much bigger problem than a full one.

A Failing System Becomes Tier 4

Under Section 11 of the OWTS Policy, a system that isn’t functioning properly falls into Tier 4 — systems requiring corrective action. The Policy names the indicators: surfacing effluent, wastewater backing up in plumbing fixtures, structural failure of a component or pipe, or significant groundwater or surface water degradation.

That starts a corrective action process with your local agency. Catching problems before they reach that threshold keeps you out of it.
